New McDonald’s Planned in Trevose
Restaurant development in the Horizon Center came about after the township denied a strip mall, Council President Joe Knowles said.
For fans of the Big Mac, Quarter Pounder and Egg McMuffin, there’s good news coming to Trevose. A new McDonald’s is planned adjacent to the Chipolte restaurant at 3580 Horizon Blvd.
On Monday, Bensalem council approved a developer’s agreement and record plan with the property owner. In April, the owners appealed a zoning issue dealing with signage that was later approved.
Council President Joe Knowles told Patch that the McDonald’s development is part of a court settlement that came about when the owners wanted to build a hotel on the site.
“The hotel didn’t work out and then they proposed a strip mall and it was denied,” Knowles said. “We settled on allowing three stand-alone pads instead.”
One of the pads went to Chipolte, the second is going to McDonald’s and the third is slated for a bank, Knowles said. He said he thought this type of development was better for the area than another strip mall.
“We have enough of those on Street Road,” he said.
The McDonald's will be located across the street from another restaurant row that includes Chick Fil A, Starbucks, Bertucci’s, Cracker Barrel and Red Robin. It's also near Wal-mart and the Neshaminy Mall.

yeah, 4 fast food spots, in addition to two restaurants is way better than a strip mall. Not to mention a second bank!

How unfortunate developers couldn't attract a restaurant new and unique to the area. We have ample McDonald's coverage now with 2 on Street Rd, 1 on Bristol Pike and 1 on Route 1 (Penndel)--all within a 5 to 10 minute radius of this location. Township is over-saturated with McD's, Wawa's and CVS's, among others. Recently visited the Corner Bakery that just opened in Newtown. One of those in the Horizon location would have been a great add for the area. Either market research suggests Bensalem's demographics better correlate to fast food joints. Or, the developer simply jumped on the first proposal with little regard to differentiating businesses. I'm sure Wendy's and Chick-fil-a are just delighted with this news, since it further divides an already fragmented customer base. We might have been better off with a strip mall in terms of diversifying the selection of businesses.

Finally there will be one truly in this area! It'll be so much easier to drive there instead of driving to complete other sides of the area (Street Road or Route 1)

Competition really increase revenue for all parties. Just look at Home Depo and Lowes who co-exist so close together. Real dilemma are Chick-fil and McDonalds fries on the same street.
