How bout a coffee shop?

I live right down the street. A nail salon would work but as a guy, I would have no use for it. We already have a nice ice cream and water ice place right down the road (Chill Factor), so I don't want that. It's too small for an ethnic grocery store, which would be nice. A tobacco store might work but I don't smoke. Is it too small for a dollar store? Flower shop? It's small size is limiting.

Coffee shops never seem to work, Pendel had one a few years back, and I just saw that one is Philly is gone. I guess new customers don't like the existing customers just "hanging around outside", LOL!
